Open for tours and pre-leasing as of January 2024, The Waller offers “convenient and sustainable luxury,” with “luxe” that you’ll find around every corner and “in each detail.” That includes a 360° upscale experience in every amenity, including (but not limited to):
- The 2-story state-of-the-art fitness center with a private yoga studio and stunning views of the Austin skyline
- An expansive outdoor lap pool, with spa-styled locker rooms
- A sparkling, resort-styled leisure pool, with poolside cabanas and a grilling area
- Jo’s Coffee on the ground floor
- A Penthouse library and coworking lounges
- A dog park and spa
That’s why The Waller may be the place where you can “have it all” — and why it could be your next “exclusive retreat in the heart of Downtown Austin.”
2. Shelby Ranch
Spanning 8 acres and opening in the summer of 2024, Shelby Ranch is an ultra-modern, one-of-a-kind community offering “just the right mix of lowkey luxury, green sensibility, eclectic design, and neighborhood charm.”
It’s comprised of two 4-story buildings, with a sleek, yet “offbeat” design, that will be home to high-end studio, one-bedroom, two-bedroom, and three-bedroom residences.
As luxe apartments designed for “folks who like to meet people, make things, and enjoy life under the stars,” Shelby Ranch will provide some unmatched amenities, including (but not limited to):
- A free-form pool, surrounded by comfortable seating and a nearby wet deck
- A “maker-space” and a “workshop” where residents can craft and work on hobby projects
- An indoor-outdoor resident lounge, complete with a kitchen, a bar, and a fireplace
- A yoga area and a fully outfitted fitness center
- On-site bees and chickens that provide honey and eggs to residents
- Fruit trees, herb gardens, and raised flower beds
With all of that and more, Shelby Ranch is truly a “rare bird” that’s establishing “a new South Austin original.”
3. The Travis
Another high-rise popping up in Austin this year is The Travis. Going up in the Rainey District, The Travis will be 50 stories, with more than 400 luxury apartment units and ground-level retail stores. While not much else has been reported about this new Austin high-rise, some local experts anticipate that The Travis may:
- Open at the end of 2024 or even possibly in 2025: With construction planned for various phases, there have been conflicting reports about whether this new Austin luxury high-rise will open for leasing in 2024 or 2025. The management group could offer pre-leasing this year, rolling out various features of the property at different times as each is completed.
- Offer all the bells and whistles its competitors do: That could mean everything from cutting-edge fitness centers and gorgeous pools to rooftop amenities, thoughtful in-unit features, and so much more. As we get closer to the opening date for The Travis, we’ll likely see more info released about the amenities available at this high-end community.

A Couple More Ultra-Luxe Apartments in Austin Opening in the Future
Along with the high-end apartment communities featured above, here are a couple more super-upscale rentals that are set to open in Austin, Texas, after 2024:
- Waterline Tower: On deck to open at the end of 2026, the Waterline Tower will soar 74 stories high in the Rainey Street Historic District. It’ll reportedly have more than 350 luxe rentals that could be available for pre-leasing by the end of 2025.
- The Residences at 6G: “Designed for legendary living,” The Residences at 6G will be among Austin’s tallest high-rises when doors open in 2026. Towering 66 floors, with 349 luxury apartments, The Residences at 6G have been offering hard hat tours (by appointment only) since Jan. 2024.
